CAUV & Forest Management

According to the Ohio Department of Taxation, CAUV, or Current Agricultural Use Value, is best explained as follows:

“For property tax purposes, farmland devoted exclusively to commercial agriculture may be valued according to its current use rather than at its ‘highest and best’ potential use. This provision of Ohio law is known as the Current Agricultural Use Value (CAUV) program. By permitting values to be set well below true market values, the CAUV normally results in a substantially lower tax bill for working farmers.”

“To qualify for the CAUV, land must meet one of the following requirements during the three years preceding an application for the CAUV:

  • Ten or more acres must be devoted exclusively to commercial agricultural use; or
  • If under ten acres are devoted exclusively to commercial agricultural use, the farm must produce an average yearly gross income of at least $2,500.”

Homestead Exemption

The Homestead Exemption provides a reduction in property taxes to qualified senior or disabled citizens, or a surviving spouse, on the dwelling that is that individual’s principal place of residence and up to one acre of land of which an eligible individual is an owner. The reduction is equal to the taxes that would otherwise be charged on up to $25,000 of the market value of an eligible taxpayer’s homestead.

Building Permits

A Building Permit is required for new construction or other building improvements on your property that are valued over $2000.

To obtain your building permit call or visit the Auditor’s Office, located on the second floor of the Courthouse.
Building Permits require a fee of $25 that must be paid by cash or check at the time of acquiring your permit.

Vendor's License

To obtain a county Vendor’s License, stop in our office, located on the second floor of the Noble County Courthouse. A $25 (cash or check) fee is required. The application from our office can be found here: Vendor’s License Application

You can also obtain a Vendor’s License online by creating an account at Ohio Business Gateway | Ohio.gov. You must first establish an account, and then, you may apply for a vendor’s license.

Owner-Occupancy Credit

The Owner-Occupancy Tax Reduction is a credit in the form of a 2.5% reduction on the taxes charged by qualified levis. This reduction is applied against real property taxes and manufactured home taxes.
